Our primary focus is advising on residential property and we can assist you in your purchase and lettings requirements and also manage the sale of your property in London.

Depending on your requirements, we also are able to source the best commercial properties and residential development opportunities in and around London.

At the heart of our service is our independence. We aim to provide unparalleled service to you when advising and sourcing real estate opportunities and are able to manage any transaction from start to finish.

Since our formation, we have advised on and completed in excess of £100m of property transactions covering first time buyers, investment properties and family estates.

Burlingtons Real Estate is led by Managing Director, Nicholas Portelli, who founded the company in 2012. Prior to establishing Burlingtons Real Estate, Nicholas spent 15 years working as a private client financial advisor and subsequently as chief executive of a financial services and property company.
We are recognised by PrimeResi as a top UK 50 buying agency and also are a member of the Property Ombudsman scheme.

This service is very similar to our search and acquisition service with the main differences of course being that we would be sourcing a rental property.

Property Sourcing: Commercial

Our investors in this property segment are more yield driven and typically have very specific requirements in terms of investment returns and objectives and underlying tenancy covenants.

Once specifications are agreed we would engage with property owners and other intermediaries through our established network to source an adequate property.

Like with residential searches we coordinate all matters relating to the acquisition including liaising with solicitors, funders, property managers and surveyors as may be required until the property is acquired.

Our objective is to find the right property that meets your exacting needs. In order to do this we strive to get to know your lifestyle, requirements and property specifications before the search begins.

Being independent from estate agents we are not restricted to a single book of properties thus giving you access to properties across the entire target market.

As a search begins, we take care of every aspect of the process including vetting all potential target properties and pre-viewing those that make our initial short list. This eliminates a great deal of stress and time wasting for you.

Once a property is identified and an offer is accepted, we will coordinate all matters related to the acquisition process until completion and keys change hands.

Residential Developments

Demand for housing in London is mainly driven  by the expected growth in London’s total resident  population. This is expected to reach 10m by 2030 from the current 8.9m.

This situation has created a large imbalance between the demand and supply of affordable housing across the UK. In London alone this shortfall in the supply of affordable homes is estimated to be of around 30,000 homes a year.

This mismatch between supply and demand has prompted us to actively work alongside investors and developers mostly through commonly used joint venture structures to build residential accommodation in this segment of the market.

Our role is that of facilitating the flow of capital from investors to builders in order to build residential development projects in the affordable segment of the market in London.
